Same order on every job. Chapter 2 of the video covers each step.
Booked. Office captures address, beds, consumer units, tenant name and mobile, access and parking, pets, vulnerable occupants and medical equipment, last report, pre-approved fix-on-the-day limit, who to invoice. Missing details are chased by the office.
Offered. WhatsApp offer plus the same by email. Area only until accepted. Reply YES or NO within 30 minutes. On YES: full address, tenant contact, job pack. Reply GOT IT.
Prepare. Night before: read the job pack (last report, board photo, pre-approved list, care notes). Daily kit check.
Tenant. Office sends booking confirmation, reminder the day before (reply C), and on-the-way message. You send “on my way, ETA” in the job chat when you set off. Unconfirmed by the afternoon before: office calls.
Arrive. Check-in photo of the door. Name, LGM ID, who sent you. Shoe covers. The five questions. Find every board. Sheets down. Agree the power-off plan out loud. Offer the power station. No answer: call twice, message office, wait 15 minutes, photo, card.
Isolate. Identify, isolate, lock off with your own lock and label, prove the indicator, test dead L–N, L–E, N–E, prove again. Can’t isolate safely: stop and call.
Inspect. Thermal image of the board under load first. Then the inspection order. Every accessory looked at, at least 1 in 4 opened plus any hot, damaged, scorched or DIY. Limitations recorded with reasons and reported the same day. Test smoke and CO alarm buttons and note results.
Test. Every circuit, no sampling. Dead: protective conductor continuity, ring continuity, insulation resistance (500 V, min 1 MΩ, sensitive equipment disconnected), polarity. Live: Ze, Zs, PFC, every RCD at IΔn (AC test), test buttons on RCDs and AFDDs, functional checks. Enter readings as you go. Sense-check.
Code. Best Practice Guide 4. C1 danger present; C2 potentially dangerous; C3 improvement recommended; FI further investigation advised, only when you can’t see enough. C1: make safe, tell tenant, photos, call office now.
Fix. Only landlord pre-approved fixed-list items. Message office with item and photo, wait for OK. Never quote or negotiate. Code as found, minor works certificate for the fix, note it on the report.
Leave. Everything back on (boiler, fridge, router, alarms, clocks). Labels: periodic inspection with next date, RCD test notice, typed circuit chart. Passport tag fitted and scanned. Cover on, every screw. Tidy. Two minutes with the tenant. Check-out photos.
Report. Within 24 hours. No blanks; extent and limitations with reasons; each observation with location, code, photo, plain sentence; next inspection (5 years max for rented). QS reviews and signs. Office sends landlord report, summary and quote; tenant copy with permission and proof kept.
After. Office books remedials, then sends the landlord a written completion confirmation for tenant and council. Next due date to the compliance diary and the monthly six-month expiry list. Feedback request to landlord and tenant.

How did we do at {address} on {date}? Reply 1 (poor) to 5 (excellent), and one line on what we could do better. Thank you.
Coding and photos
Code every observation to Electrical Safety First Best Practice Guide 4. Under Amendment 4, any C1 or C2 makes the report unsatisfactory; a C3 or FI on its own does not.
C1
Danger present. Risk of injury now. Make safe, tell the tenant, photograph, call the office straight away.
C2
Potentially dangerous. Would become dangerous under a fault. Urgent remedial action.
C3
Improvement recommended. Not dangerous. On its own it does not make the report unsatisfactory.
FI
Further investigation advised. Only when you genuinely cannot see enough. Never for unidentified circuits or insulation below 1 MΩ: code those.
Not sure? Message the Qualified Supervisor before you submit, not after.
