      Our guarantees, in plain words

6-Year Fix-Free Guarantee. If anything we fitted fails within 6 years, we attend within 2 working days and fix it free. If we miss that, we pay another NICEIC-registered electrician to fix it, up to £250. It sits on top of NICEIC's Platinum Promise, which covers our work if we ever stop trading (up to the amount you paid or £25,000, whichever is lower). Other work is guaranteed for 2 years.

No-Surprise Price Lock. Send the photos or video we ask for, and the price we quote is the price you pay. If a hidden fault appears, such as missing earthing or damaged wiring, we show you the readings and fix it at our capped price per circuit, agreed in writing before we start, or you stop and pay only for the visit.

No-Trip Promise. If your new board trips in the first 12 months, we come back free until we find the cause, even if it's an appliance.

Keep-Working Power Pack. We lend a portable power station with normal 240V sockets on every board change. Plug in your Wi-Fi router, laptop, phones and TV while the power is off. Heating, hot water, the oven and an electric shower are off for those hours. Keep the fridge and freezer shut and they stay cold.

Live Job Tracker and Clean-Exit Promise. WhatsApp updates at each stage: arrived, power off, testing, power on, certificate sent. Dust sheets down, everything vacuumed, and an "after" photo before we go.

Property Passport tag. An NFC and QR tag on the board opens its certificate, test results and history on any phone. Try it.

      Questions

      Before you book.

Anything else: call 020 8178 9292, or message us on WhatsApp.

Do I need a new board, or just a check?

If your board has rewireable fuses, no RCD test buttons, or is over 20 years old, it almost certainly needs upgrading. Not sure? Send us photos for a free check, or book the £49 20-Minute Thermal Board Check: a written answer, credited against any upgrade booked within 14 days.

How long is the power off?

Usually two to three hours in the middle of the visit. We tell you the exact window, and lend you a portable power station with 240V sockets so your Wi-Fi, laptop and phones stay on.

What does the 6-year guarantee cover?

Everything we fitted, for six years. If it fails, we attend within 2 working days and fix it free; if we miss that, we pay another NICEIC-registered electrician to fix it, up to £250. On top of that, NICEIC's Platinum Promise covers our work if we ever stop trading (up to the amount you paid or £25,000, whichever is lower).

      Are you NICEIC registered?

Yes. LGM is an NICEIC Approved Contractor, and our Qualified Supervisor checks and signs every certificate. Ask us for our registration number and check it on the NICEIC website before your visit.

      Is the price really fixed?

Yes. That's our No-Surprise Price Lock: the price we quote is the price you pay. If a hidden fault appears, we show you the readings and fix it at our capped price per circuit, agreed in writing before we start, or you stop and pay only for the visit. Nothing is added on the day without your say-so.

      How do I pay?

One price, however you pay. Pay in full when you book and you get first pick of fitting dates, or pay 50% when you book, which confirms your date, and 50% on completion once you have your certificate. Bank transfer or card. If you book online, by phone or at home, you have 14 days to change your mind.

Do you have a referral offer?

Yes. Once your board is fitted, recommend us to a friend. When their board upgrade is complete and paid, you get £75 and they get £75 off (£100 each on 4- and 5-bed homes). After an EICR with us, you and your friend each get £17.50 credit towards fixes or a board upgrade. One reward per completed job; it can't be combined with other discounts, and it never depends on a review.

How often does my home need an EICR?

If you own and live in it, every 10 years is recommended, and when you buy or sell. It is not a legal duty, but it is good evidence that the wiring has been looked after if you ever make an insurance claim. A rented home needs one at least every 5 years by law, and businesses are recommended every 5 years too.

Is the free photo check a visit?

No. Send 2 or 3 photos of your board on WhatsApp, or book a 10-minute video call, and we send a written verdict and a fixed price within one working day, even when the answer is "it's fine". If you'd rather we came out, the £49 20-Minute Thermal Board Check is in person, credited against any upgrade booked within 14 days, and refunded on the day if it isn't worth it to you.

How soon can you fit a board?

Usually within two weeks. We fit a maximum of 8 boards a week, so our Qualified Supervisor can check every one. For Christmas, the last fitting date is 18 December. Quotes are valid for 14 days.

      I'm a tenant. Can I book?

You can book the £49 Thermal Board Check or an EICR and we send the report to you and, if you like, your landlord. A board change needs the owner's go-ahead.

      Questions

      Landlords ask.

Agents welcome: we handle tenant access, evenings included.

Is a new EICR needed at every tenant change?

No. In England the next EICR is due at the interval on your current report (at most 5 years). What the law asks at a change of tenancy is that the new tenant gets a copy of the current report before they move in. Zero-Call Cover members can add a £49 Tenant-Change Safety Check: a visual inspection, RCD test, thermal scan and Passport update.

      What if my EICR fails?

You get photos of every C1 and C2 and a fixed-price fix list. The law gives 28 days, or less if the report says so, and written confirmation of the fixes must go to your tenant and the council within 28 days of the work: we send it for you. Approve the fixes within 48 hours and our 28-Day Compliance Guarantee applies: done inside your deadline, or the remedial labour is free.

What does Zero-Call Cover not include?

Board upgrades and rewires, damage by tenants (fixed at member rates with an evidence pack), appliances, communal areas and the supply. Full fair use.

      Is it insurance?

No. It is a service plan: scheduled inspection and priority labour, with a 12-month minimum, then monthly with 30 days' notice. The £149 setup is waived when you commit to 12 months.

Will I be bothered at all?

You can watch the group chat, muted. After each job you get one line: what it was, what we did, photos, and whether anything is due.

        Where these duties come from
        • Electricity at Work Regulations 1989: installations must be maintained so they are safe. IET Guidance Note 3 recommends an EICR every 5 years for shops, offices and restaurants.
        • Regulatory Reform (Fire Safety) Order 2005: the responsible person must keep emergency lighting and fire alarms working. BS 5266-1 sets monthly and annual lighting tests; BS 5839-1 sets weekly alarm tests and 6-monthly servicing.
        • Portable equipment: HSE guidance is risk-based rather than a fixed interval. A yearly test is the common choice for busy shops and kitchens.
        • Your insurer: many commercial policies require an in-date EICR. Check your policy wording.

General guidance, not legal advice. Your fire risk assessment sets what applies to your premises.

        Questions

        Businesses ask.

Several sites? Ask for one price across all of them.

        Will we have to close?

Rarely. Testing is done circuit by circuit, before you open or after you close, and we agree any power-off window with you first.

We rent the unit. Is this our job or the landlord's?

It depends on your lease. Fixed wiring is often the landlord's and portable appliances, emergency lighting and alarms are often yours. Send us the clause and we will tell you what we see.

        What if the EICR fails?

You get photos of every code and a fixed-price remedial list. Plan members pay 15% less for the fixes.

Do you service fire alarm panels?

We test and check them at the visit. Full 6-monthly panel servicing to BS 5839-1 is booked with a fire alarm specialist and logged in your record.

        Can I cancel the plan?

What counts as emergency, urgent or routine

Emergency. A risk right now: burning smell, smoke, sparks, exposed live wiring, a shock, water in the electrics, or the whole property without power.

Urgent. Nobody at risk, but the home doesn't work: a circuit that won't reset, no light in a kitchen or bathroom, cooker, shower or heating dead, an RCD that keeps tripping.

Routine. One thing broken: a socket, a switch, a fitting, alarm batteries, or anything you want changed.

We assign the category from the photos within one working hour. Problems fixed by phone are not visits.

Your landlord uses LGM. Here is how to get something fixed.

Message your property's WhatsApp group with a photo. We reply within one working hour, Monday to Friday 8am to 6pm, and tell you when we are coming.

Emergency: act first. Burning smell, smoke, sparks, a shock, water in the electrics or the whole home without power: switch off at the main switch if it is safe to reach, then message the group and call 020 8178 9292. Fire or injury: call 999 first.

Power cut? If the street or your neighbours are dark too, it is the network, not the wiring. Call 105 (free). Smell of gas? Open windows, don't touch switches, call 0800 111 999.

Something tripped? Unplug everything on that circuit, then push the switch on the board firmly up. If it trips again, leave it off and send us a photo. Step-by-step guide.

        What to send

A photo and one line is enough.

What is not working, which room, and a photo of the board if a switch is down. Add a time you are usually in. We do the rest and confirm the visit in the group.

What is and isn't covered by your landlord's plan

Covered. The fixed wiring: sockets, switches, light fittings, the fuse board, smoke and CO alarms, the electric shower or heater circuits. Small repairs are included in your landlord's plan.

Not covered. Your own appliances (kettle, washing machine, TV), light bulbs, damage caused by misuse, and the electricity supply itself (that's 105). We will tell you straight away if something falls outside the plan.

Not a tenant of an LGM property? You can still book an EICR or a £49 Thermal Board Check for your home; a board change needs the owner's go-ahead. Homeowner page.

Waltham Forest property licensing: what it means for your EICR.

Covers E4, E10, E11, E17. Licence applications ask for your current electrical safety report, and the council can serve a remedial notice if the report shows faults.

Selective licensing. Selective licensing covers 20 of the borough's 22 wards (all except Hatch Lane/Highams Park and Endlebury) from 1 May 2025 to 30 April 2030. It applies to single-family lets and homes shared by two people.

HMO licensing. Additional licensing for smaller HMOs (3 or 4 people from 2 or more households) is borough-wide, from 1 April 2025 to 31 March 2030. Properties with 5 or more people from 2 or more households need a mandatory HMO licence everywhere in England.

EICR every 5 years. Required for every privately rented home in England under the 2020 Regulations, licence or not. Maximum penalty £40,000 (Renters’ Rights Act 2025).

Give it to the council. You must supply the report within 7 days if the council asks, and the licence application itself usually asks for it.

Fix any C1 or C2, and investigate any FI, within 28 days (sooner if the report says so). Then send written confirmation to your tenant and the council within 28 days of the work.

EICR codes explained: C1, C2, C3 and FI
